  • Following a period of strong and sustained occupier activity in recent years and a record take up of 121,000m² in 2008, activity fell back significantly in the first half of 2009, reaching 18,700m² down 54% on the first six months of 2008
  • After only 93,800m² of new office buildings entered the market in 2007 and 2008 together, so far in 2009 already 90,900m² of new office space has been delivered, predominately speculative.
  • The low corporate demand and high speculative completion level has made vacancy increase again to 11.8%, back to the Q4 07 level.
  • Investment activity in Belgium declined again during the second quarter, reaching EUR 184M (Q2 09), down by 13% on the previous quarter. H1 volume amounted to EUR 395M EUR, 53% lower than the second half of last year. Some of the biggest deals of the year were however located in and around Antwerp.
  • Prime yield in Antwerp now stands at 7.0% for prime offices with 6-9 year leases, coming from 6.90% at Q109 and from 6.60% at Q208.
